LLC refinance document checklist

A plain-English list of the entity and property documents lenders typically ask for.

By Daniel Becerril, Executive Branch Manager, NMLS #2388968 · Updated October 21, 2026

Entity documents

Lenders want to confirm the LLC exists, is in good standing, and that the people signing can bind it. That usually means the articles of organization, the operating agreement, the EIN confirmation letter, and a certificate of good standing where your state issues one.

Property documents

Current leases or a rent roll show the income. For short-term rentals, booking history may be used instead. You'll also provide the current mortgage statement, the insurance declarations page and the property tax bill.

Guarantor documents

Each guarantor typically provides a government ID and authorizes a credit review once you decide to apply. Asset statements may be requested to show reserves.

Tips that save time

Make sure the names on the operating agreement match the members who will sign. If membership changed, have the amendment ready. Keep leases signed and current.

Your exact list

The final list depends on the program and the property. The exact list depends on the program — Daniel will confirm what your file needs.
